It's extremely cold out there in Central Texas this coming Sunday to Tuesday. Please read and follow the following procedures to ensure your home is safe and undisturbed by broken pipes.

Remember the 4 P’s: People, Pets, Pipes, and Plants

  • People - Before going outside, dress in layers to protect yourself from the cold. Check on your neighbors. While heating your home, do not use a generator, grill, camp-stove, or any gasoline, propane, or charcoal-burning device because they generate deadly carbon monoxide gas.

  • Pets – Bring your pets inside to keep them warm and safe.

  • Pipes – Insulate or cover exposed pipes to protect them from freezing, turn off outside faucets, drip ONE faucet only if needed.

  • Plants – cover your plants or bring them in.

Steps to take during a freeze:

Open cabinets beneath kitchen and bathroom sinks to keep pipes warm.

  • If you experience a power outage for more than 24 hours, drip from one faucet.

  • Tune into the local news for the latest updates.

In case of a water outage:

  • If a pipe break occurs in your rental or rental complex, contact your property manager.

  • If your property manager cannot be reached or a leak has not been repaired, call 311.

More Preparation Tips to Prevent pipe bursts:

You're safety and well-being is our top priority. Please be advised that all throughout Texas we are forecasted to experience freezing temperatures for prolonged periods throughout the remainder of the week. This weather includes the potential for snow, sleet, and freezing rain that can create hazardous conditions.

During this extremely cold weather, staying warm and safe and prepare for winter storms, prevent cold temperature-related health problems, and protect yourself during all stages of a winter storm by reviewing the CDC winter weather preparedness guidelines by following the link cdc.gov/disasters/winter/index.html

 Other items for your consideration.

• Turn off outside features, faucets, spigots or lines, clear lines of water & insulate wherever you can.

• If you have a water feature, such as a pool, fountain or hot tub, contact your service provider for winterization assistance.

• Maintain interior heat at levels sufficient to prevent pipes inside the walls of your home from freezing.

• Drip your faucets. Slow moving of water through a line will prevent ice accumulation.

• Open cabinets where plumbing faces exterior walls so that warm air can circulate around them and help keep them from freezing.

• Insulate any exposed pipes located in attics or crawl spaces to prevent frozen pipe ruptures.

• If your home has a chimney and you plan to use it, please be sure the chimney is clean, clear and that the flue is open.

• Verify smoke and carbon monoxide detectors are functioning with new batteries.

• Keep gutters free of debris, ice, and snow which can pull down your gutters and cause roof damage.

• Trim tree branches: The weight of snow and ice on tree branches during a storm can cause damage to your home and loss of power. Remove any dead limbs or branches that could cause serious damage if they were to fall.

• If you use a space heater, be sure to use extreme caution and do not leave them unattended.

• If pipes in your home burst, you may have to cut off water to the entire house. Know where your water shut-off is for your property and how to use it. Typically, this valve is located near the water meter box.

Keep these tips in mind, I promise you don't want to experience a bursted pipe.

preparing to sell your home

Looking to Sell? Prepare Your Home in this Current Market in Texas.

Are you feeling the heat of the real estate market? Well, you’re not alone! With pricing fluctuations and fierce competition, it’s vital to take proactive steps to prepare and protect your home investment. In this post, I’ll explore some practical tips that can help you navigate this challenging real estate landscape when preparing to sell your home in Texas. So, let’s dive right in!

1. Enhance Curb Appeal to Attract Buyers:

First impressions count, when preparing to sell your home in Texas especially in any market. Sprucing up your home’s exterior can significantly increase its appeal. Consider a fresh coat of paint, well-maintained landscaping, and eye-catching details like a welcoming front door. These simple improvements can make a substantial difference in attracting potential buyers and enticing higher offers when preparing to sell your home in Texas.

2. Declutter and Staging Your Home:

In a competitive real estate market, decluttering and staging your home can be a game-changer when preparing to sell your home in Texas. Take the opportunity to tidy up each room, removing personal items and excess furniture. By creating a clean and neutral canvas, potential buyers can more easily envision themselves living in your home. Consider hiring a reputable staging company to make your house shine when preparing to sell your home in Texas..

3. Hire a Professional Photographer

97% of all buyers use the internet in their home search. When preparing to sell your home, you want to “WOW!” potential buyers, make sure you don’t miss this step! Angles, lighting, formatting, and HD! Capturing your property’s best features in a photo isn’t always as easy as you’d think and sometimes requires special equipment (like drones!) Professional real estate photographers know how to showcase unique features and leave a lasting impression on potential buyers ensuring your property stands out in the market when preparing to sell your home! By using real estate photography, you can help improve the online visibility of your property.

4. Set a Realistic Price:

Pricing your home right is crucial in a high-price real estate market when preparing to sell your home. While it may be tempting to aim for the stars (as some house prices may seem astronomical), an overpriced home can scare away potential buyers. Study the local market trends when preparing to sell your home, consult with me, and we’ll go over recent sales data to help you determine a competitive and realistic listing price. Remember, a reasonable price can generate more interest and potentially lead to bidding wars, driving up the final sale price higher than you would have thought to list it for!

5. Insist on Pre-Qualified Buyers:

When the market is fluctuating, you can still expect to see some interested buyers. However, not all buyers are created equal. When preparing to sell your home, save time and protect your interests, by working with pre-qualified buyers. This means they have already gone through the initial stages of mortgage approval and are in a better position to close the deal. This ensures that you’re dealing with serious buyers who can follow through on their offers.

When preparing to sell your home ensure you are conducting careful planning and engaging in strategic decision-making.

By investing time and effort into curb appeal, decluttering, and staging, you can increase your chances of attracting the right buyers when preparing to sell your home. Setting a realistic price, working with pre-qualified buyers, and engaging a knowledgeable real estate professional like myself will ensure you’re well-equipped to navigate the competitive landscape.

Remember, while the real estate market is fluctuating now, these tips can also be useful in any market condition. So, whether you’re planning to sell your home now or later, implementing these suggestions will help you stay ahead of the game when preparing to sell your home.

What is a geotechnical report?

A geotechnical report (Geotech report) provides details conditions of the soil. A geotechnical report is conducted in the early stages of many construction projects. In order to effectively plan for the unique conditions and potential hazards present at a site, a number of tests must be done on the land. The geotechnical reports are often created by geotechnical engineers that provides critical and vital information for the owner, architect, design engineer, and the contractor to use. Incorrectly analyzing this information can lead the traffic events when buildings and structures collapse because they were built without consideration of how the components that make-up the build site. That is why the geotechnical reports are so important in the construction process are required for nearly all projects when permit applications are submitted.

These geotechnical report reports detail the subsurface conditions of a particular site, typically concerning soil, rock, and groundwater conditions. They are critical in various construction projects, especially in real estate development, as they provide valuable information about the stability and load-bearing capacity of the land.

Geotechnical reports usually include:

1. Site Information: Details about the location, dimensions, and purpose of the project.

2. Geological and Soil Analysis: Information about the soil types, composition, and their engineering properties (e.g., strength, compaction, permeability).

3. Groundwater Conditions: Details about the water table, potential issues related to water drainage or seepage.

4. Recommendations: Suggestions for foundation design, excavation, slope stability, and other necessary engineering considerations.

For real estate transactions or property development, these reports provide the soil analysis that is essential in understanding the feasibility of the construction, potential risks or hazards, and determining the appropriate design and construction methods for a safe and stable structure. They are often required by local building authorities and can significantly influence the planning and execution of construction projects.
